Random email from a PE-backed roll-up wanting to buy my landscaping company. Offered 4x EBITDA sight unseen. I'm not selling but it felt good to get the offer. Also made me realize I have no idea what my business is actually worth. Need to get a proper valuation done.

4x EBITDA sight unseen is a starting point, not a real offer. Once they do DD it'll come down. That said, the fact that they're reaching out means your market is hot. Use it as a data point, not a decision driver.

These roll-up guys are everywhere right now. They send the same email to 500 companies and see who bites. Don't be flattered. But do get a valuation — it's useful to know your number even if you're not selling.

Get a valuation but don't pay $10K for a formal one. A good M&A advisor can give you a range in an hour-long call for free because they're hoping you'll list with them eventually.
